What is an EICR report?

An Electrical Installation Condition Report (EICR) is provided after an assessment by a qualified engineer or electrician. Electricity and cables will deteriorate over time, so the assessment is based on the quality of your electrical installation. An electrical installation condition report should be carried out regularly and in accordance with BS7671. BS7671 recommends a life expectancy of 5 years, but this is only given if the installation is in good condition and the residence is rented.

Periodic inspection reports (the old version of the EICR) inform you of the status of the EICR. It will either be satisfactory or unsatisfactory. This will be based on the condition of the installation. Defaults on the electrical installation condition report are usually noted on page 2. Our qualified engineers (Electricians) can provide a more detailed explanation if required.

An Electrical installation condition report (EICR) will tell you the following:

  • If the electrical circuits are of good condition and safe to use
  • Whether or not there is risk of electric shock
  • Any defective electrical work been installed
  • Recommendations for the earthing within the building
  • An inspection of the condition of the consumer unit

What type of Electrical Installation Condition Report (EICR) do I need?

There is only one type of EICR report, but there are so many names that it has caused confusion. Below is a list of all the different names for the EICR report.

  • A Visual condition report – Only a visual inspection not a full EICR
  • Periodic inspection reports – An old version of the report
  • Electrical Installation Certificate – This is when you have a new circuit or full installation fitted
  • Electrical Safety Certificate – This effectively does not exist but people use this term

How often should you carry out an EICR report?

The Institute of Electrical Engineers (IEE) recommends the following maximum periods between inspections and testing: While the registered electrician will decide at the time on your last EICR:

  • Private Domestic Electrical Installations should be tested every 10 years or on change of occupancy.
  • Rented Domestic Electrical Installations should be tested every 5 years or on change of occupancy.
  • Commercial Electrical Installations require electrical testing every 5 years or on change of occupancy.
  • Industrial Electrical Installations are required to be tested every 3 years or on a change of occupancy.

Is an EICR a legal requirement?

Scotland passed a law requiring landlords to provide these reports to tenants as proof that their properties are safe for habitation. As a result, obtaining an EICR for any change of tenancy is highly recommended.

I used G Taylor to install new wiring, new lighting, relocate some sockets, switches and lights and repair a couple of broken sockets. Their quote was very competitive and the guys were very professional and helpful. I’m very happy with the work they completed and I’ll be asking them to complete installation of an electric vehicle charger and hopefully solar panels next year.
